Arcadia. My home community in Myrtle Beach.
Arcadia is a newer master-planned community in Myrtle Beach's Forestbrook area, home to roughly 800 residences. It sits centrally between Myrtle Beach and Conway, under a mile from both Highway 31 and Highway 544, and less than a 10-minute drive from the beach. I live here, I work here, and I help Arcadia homeowners move with strategy, not guesswork.
Where is Arcadia?
Arcadia is a newer master-planned community in the Forestbrook area of Myrtle Beach, centrally located between Myrtle Beach and Conway. Two major roads frame everyday life here, and both are under a mile away: Highway 31 and Highway 544. That means quick trips to the beach, to the shops and dining along the Grand Strand, and into Conway, without living on a busy corridor.
Families are drawn to Arcadia for the school pairing: the community is served by the Horry County School District and zoned to Forestbrook schools. For anyone researching the area, that combination of a new community, strong schools, and coastal proximity under about 10 minutes is a big part of Arcadia's appeal.

What makes Arcadia a great place to live?

New-construction homes
Fresh builds from multiple national builders.
What kinds of homes are in Arcadia?
Arcadia is a new-construction community, built by multiple builders including Mungo Homes, Lennar, and Centex. Each builder brings its own floor plans, finish packages, and price points, which gives the neighborhood real variety. Depending on the builder, floor plan, and homesite, prices run from roughly the high $300s to the $600s, with 3 to 5 bedrooms and about 1,600 to 3,400+ square feet of living space.
Some builder phases are already sold out while others are still selling. That puts Arcadia in an interesting season: brand-new inventory is still available from the builders, and resale homes are just beginning to come to market. That mix of new and resale is exactly why having a local agent who watches builder pricing matters here.
Sizing, pricing, and builder incentives all shift as phases sell. I track what is selling in Arcadia and what the builders are quoting today.
Arcadia Insider: Market Updates
I live in Arcadia, so these updates come from what I actually see in the neighborhood, not from a national headline. This page is the home base for the market updates I share on Facebook: builder pricing, the incentives on the table, new phases as they open, and what is reselling in Arcadia.

- New phases as they open and sell
- Resale activity in the neighborhood
A note from Kimberly
The next Arcadia market update is being written now. Watch this space for what I am actually seeing here: builder pricing, the incentives being offered as phases sell, and what is reselling in the neighborhood.

What should Arcadia sellers know before they list?
"If you live in a new-construction neighborhood, pay attention to what the builder is selling for and the incentives being offered, because that sets your resale benchmark."
In a community like Arcadia, the builder is your pricing benchmark. New homes still selling off-site set the tone for what buyers are being quoted down the street, and builder incentives, closing cost help, rate buydowns, or upgraded finishes, quietly change the real price a buyer pays. A resale that ignores those incentives can sit on the market while the builder's sales office keeps signing contracts.
That is where I come in. Before we list, I help you understand how the builder's current pricing and incentives compare with recent Arcadia resales, where your floor plan sits in the community, and what price will actually move your home. We build a strategy around real numbers, not an asking price pulled from guesswork.
Selling should be strategy, not guesswork. My advice is honest and local, never a sales pitch: I live in this area, I know these builders, and I will tell you what you need to hear, even when it is not what is easiest to hear.
